The hotel has 795 rooms and suites, including 58 suites. Its collection of 100 Napua rooms and suites occupies private upper floors within that inventory. The 50 three-bedroom villas at Hoʻolei are listed separately, across the street from the main resort.
Guest rooms begin at 640 square feet and have a private lānai. Garden, terrace, and ocean views distinguish the categories; the beachfront address does not make every room sea-facing. Deluxe Ocean View rooms occupy upper floors in several wings, including Haleakalā and Molokini. The outdoor space extends the room toward the gardens or water, with the outlook depending on the category and position.
For a defined living area, the 1,280-square-foot Honuaʻula Suite has ocean views, a sitting area, a dining table for four, and an additional half bathroom. Napua's Garden and Ocean View rooms measure 715 square feet. The 1,300-square-foot Napua Suite has one bedroom and one-and-a-half bathrooms, with garden or ocean views. That extra bathroom and separate bedroom are useful distinctions for a family sharing a suite, beyond the choice of floor or outlook.
